Binghatti Starfall

Binghatti Starfall is a 19-storey mixed-use residential and retail tower in Al Jaddaf's waterfront district, on the western banks of historic Dubai Creek. The area still retains its maritime roots, with industrial shipyards and traditional dhow building along the water, and the tower adds a clean, contemporary landmark to the setting. The tower sits on a corner plot with open surroundings. Its views run across Dubai Creek and Garhoud Bridge in one direction and towards Zaabeel and the Downtown skyline, including Burj Khalifa, in the other.

The residential collection includes 754 apartments: 528 studios, 168 one-bedroom apartments, 55 two-bedroom apartments, one 1-bedroom Royal Suite and two 2-bedroom Royal Suites. Total unit areas range from 348 sq ft to 1,928 sq ft across a wide choice of studio, one- and two-bedroom layouts. A few homes open onto generous private terraces with their own lap pool. The developer describes the unit mix as configured for strong investor demand and modern lifestyles, which makes the tower relevant to end users and buy-to-let buyers alike.

The architecture is defined by a signature grid on the façade. It provides natural shading and privacy, framing sleek glazing with precise lines. Crystalline glass draws daylight deep into the homes and reflects the city’s lights after dark. At the top, the building’s frame extends beyond the roofline to form an open-frame peak. At night, the illuminated tower is designed to evoke falling starlight, the idea behind the Starfall name. The first residential floor sits above four podium levels, which lift homes above street noise and level with the elevated metro tracks.
