The Yards Plaza is the commercial part of The Yards, BEYOND’s 165,000 m² masterplan on Sheikh Mohammed Bin Zayed Road. The masterplan puts landscape first, with more than 70% of it given over to open-air space. The Plaza brings that thinking to the working day: a business address set within 54,708 sqm of landscaping, with the courtyard, terraces and gardens treated as part of the architecture.
The development has 272 shell-and-core offices on the 3rd to 6th floors of four office blocks, above a base of retail and dining. Each block rises B+G+6. Every office is handed over as a blank canvas, so a business can plan its own layout from day one. That could be an open studio, an executive suite with meeting rooms, or something in between. Ceiling heights of 3 metres give the floors a generous, efficient feel.
The four blocks differ in scale but share one design language, so from a distance they read as a single composition. Aluminium louvers and glass run across all four. The façade changes depth with each orientation and filters daylight into shifting patterns of shade, which also helps control solar gain. The glazing is thermally insulated for comfort through the day. After dark, a mix of uplighting and downlighting picks out the building’s form and rhythm. At ground level, the architecture opens up, so people can move freely through and around the buildings.
Arrival is handled with care. Office lobbies at ground level reach 4.5 metres high and are finished in stone flooring, tile and painted walls, and painted ceilings. Artwork, feature lighting and integrated wayfinding give the shared spaces their identity. Natural light and clear views carry from the lobby through to each office entrance, and there’s a triple-height garden lounge as well.
The Plaza is planned so more of the day can happen in one place. A landscaped courtyard sits between the four blocks, with shaded seating and pedestrian routes for coffee breaks and informal meetings. Podium terraces take work outdoors. A dedicated business centre gives tenants a second place to meet beyond their own floor. For wellbeing, there’s a membership-based gym, lap pool and padel courts, and retail and F&B outlets cover everyday needs.
The Plaza is on Sheikh Mohammed Bin Zayed Road, 3 minutes from IMG World and 10 minutes from Global Village. Downtown Dubai is 20 minutes away,y and Dubai International Airport is 25 minutes away.
